Most Pakistanis prefer to live in housing schemes. This trend is due to privacy, security concerns and various facilities that are provided in the housing schemes. Some people prefer to buy plots to build own homes, while others like to buy houses. But the selection of a house or plot in a housing scheme is very important to fully utilize the general facilities and also for good resale value of property in future. Here are the important things one should consider before selecting a house or plot in a housing scheme.
Size of house or plot
People prefer to buy houses or plots according to their own requirements. Different housing societies have different plot sizes like 3, 5, 8 & 10 Marla and 1 & 2 Kanal. Always prefer to buy average size house or plot as they have more resale value than the large or small ones. Average size houses and plots always attract large pool of buyers than smaller or larger ones.
Orientation of house or plot
Orientation of house or plot is an important factor. Houses that are south faced always sell like hot cakes due to the ample natural light. Houses that are south faced look brighter and larger due to natural light that is available during day time. Now-a-days houses are smaller in size due to rising prices. In small houses it’s very hard to provide natural light. Therefore prefer south facing houses or plots that will provide ample natural light.
Prefer house or plot on wide road
Now-a-days most people have own cars in Pakistan. Car needs wide road for movement. Prefer house or plot on at least 30 feet wide road. 30 feet wide road offers the facility to move vehicle even if two cars are parked on opposite sides of the road. Wide roads also offer the opportunity to build green belts that add beauty and value to property. Therefore, prefer to buy house or plot on wider roads.
Prefer corner house or plot
Due to the shrinking house sizes, it’s really hard to provide natural ventilation and ample parking space. But corner house or plot solves these problems. Corner houses or plots provide the better ventilation options and extra parking facilities due to extra open space. For example if you have 5 Marla house, you can provide one car parking space inside the house and can park extra cars on front or side road. Similarly, natural ventilation is a big issue in small houses. Corner houses have the advantage of extra open space due to which natural ventilation can be easily provided. Prefer house or plot that is park facing
Due to the reducing house sizes, it’s very hard to provide garden in house. But houses or plots that are park facing give the feeling of green space within homes. Park facing houses and Plots always attract large pool of buyers due to the desire of many people to live near to parks. People mostly go to parks for a walk, but parks also provide play areas for children. Therefore, prefer to buy houses or plots that are park facing.
Prefer house or plot that is near to shopping center
The last thing for selecting house or plot in a housing scheme is to consider nearby shopping facilities. Houses or Plots that are near to shopping centers are good for living due to nearby shopping facilities. Many people are not used to monthly shopping. They prefer to buy stuff on weekly or daily requirement basis. Therefore, prefer to buy house or plot that is near to shopping area. Houses or plots that are near to shopping areas have good resale value as shopping facilities can be entertained at walking distance.
