Lahore Ring Road has heralded the flats construction
Lahore Ring Road

Lahore Ring Road is the 89 kilometer orbital road around Lahore City. 40 kilometer northern loop was completed in 2010. 22 kilometer Southern loop is under construction and will be completed by 14th August 2017. Construction of the remaining part of Lahore Ring Road will start soon and is expected to be completed in short time period.

Ring Road has established new limits of Lahore City

Lahore Ring Road has huge impact on the development pattern of Lahore City. All major infrastructure projects like Metro Bus and Orange Line Metro Train are within Lahore Ring Road. Before Ring Road, Lahore city was expanding in all directions but Ring Road has set new limits of Lahore City. Now city is expanding around Lahore Ring Road. Lahore City can be divided into two major parts. Main city or Prime Lahore is within Ring Road and area surrounding the Lahore Ring Road is the secondary Lahore. This way we have redeveloped the Old Walled City Lahore on grand scale.

Impact of Lahore Ring Road on development pattern of Lahore City

Lahore Ring Road has provided numerous advantages like relief from traffic congestion but at the same time it has set new limit of Lahore City; land is very limited within Ring Road and we have to use it very efficiently. We can see that to build metro projects or to widen the roads, buildings have to be demolished. This is one of the reasons that LDA has banned the development of new housing schemes in Lahore.

We can now see construction of Apartments in different areas of Lahore

Lahore City is famous for independent houses as people prefer privacy and love to own land. This is why builders have developed the housings schemes that offer plots or houses. But things are changing now as we can see apartment buildings are emerging in different parts of Lahore. We can see many under construction flat buildings in Gulberg Lahore, Garden Town, Ichra, Askari 10, Raiwind Road, Johar Town and Canal Bank Road. Lahore will be famous for apartments in near future. Some good work is already underway as Punjab government has planned the redevelopment of Wahdat Colony Lahore. New development of Wahdat Colony will have high rise flats.

    Dear Auther,

    I need to invest 40 lacs in Lahore for investment purpose. I want to take benefite of LRR Southern Loop completion. Please advise me which society would be better to invest, e.g. Lake City, DHA Rahber, Khayaban-e-Amin, Fazaia, Sui gas phase 2, or public health engineering society. Also tell when to invest, Now in April, or after six month in October, keeping in view that LRR southern loop’s phase 1&2(from Kamahan upto Adda Plat) will be completed in August this year.

      There are many societies near Southern Loop of Lahore Ring Road.
      But three societies will get maximum advantage due to good reputation
      1- Lake City Lahore
      2- Tulip Garden
      3- Platinum Enclave NEW LAHORE CITY

      Property prices will rise up till the completion of Lahore Ring Road. Now prices are rising slowly as people are investing and property prices will fall after completion of Lahore Ring ROAD as people will sell properties. So its best time to invest in property around Lahore Ring Road to get good profits.

      Johar Town Lahore will not get major advantage from Lahore Ring Road as its 7-8 kilometer away from ring road.
      If you need to sell do it immediately
      Property prices will start falling in April due to political turmoil

      Reason is the political turmoil in Pakistan
      Hope things will be sorted out soon
      What I can suggest is that there are many frauds in open land Gwadar
      so always buy GDA approved housing or commercial developments in Gwadar

    Hi,

    I have a 5 marla plot in L block of Khayaban e Amin. Please advise if I shall keep this plot till August (i.e. when ring road is expected to open) or shall I sale it now. I heard that NAB is doing some investigation against Khayaban e amin so not sure how both things will impact prices in the society.

        In your previous comment on the same blog, you advised that lda city and khayaban e amin are hot spots with reference to ring road. So i am confused now.

          Agree I have said that
          Khayaban E Amin and LDA City are hot in short term as you can see price rise.
          But in long term all societies that has issues will see price decline. LDA has land issue. If LDA City has all land on ground then its good otherwise it will be another DHA City Lahore.

          Crackdown by courts against illegal housing schemes or housing schemes with issues is on the way.
          Just keep away from all risky developments.

    What is the efefct of Panama Case Decision on property market. I think prices will be affected even around southern part of Lahore Ring Road.

      I would like to copy paste here:

      LAHORE RING ROAD SOUTHERN LOOP – LRR / SL

      SL1 – Kamahan to Ferozepur Road
      SL2 – Ferozepur Road to Ada Plot
      SL3- Ada Plot to Multan Road

      WORK PROGRESS

      SL1 & SL2 are approximately 35% complete and will be open for public on 14th of August 2017
      SL3 – is in planning phase and work will start within months.

      Hopefully southern loop of LAHORE RING ROAD will be complete by 2018.

      IMPACT OF SOUTHERN LOOP OF LAHORE RING ROAD ON PROPERTY SECTOR

      If we see history of northern loop of LAHORE RING ROAD we can see tremendous price rise. Areas on both sides of northern loop have benefited it. For example if we see prices of askari 10 inside ring road and paragon city outside ring road 2010 to 2017, we can see prices have increased by many times. but this takes time as no overnight price rise.

      we can see price rise due to ring road construction in lda city, halloki garden, bahria orchard and dream garden.
      bahria town Lahore is facing problems of land issue.

      WHERE TO INVEST?

      1- SOCIETIES WHICH ARE INSIDE LAHORE RING ROAD as land limitation is increasing prices more fast than out side ring road
      2- societies where prices are low as chances of profits are greater
      3- societies that have actual land in hand
      4- societies which have approval from lda
      5- societies which have small plot size cutting

      SIMPLE CALCULATION

      JUST imagine if there is no black money in property sector or if black money is chased by courts who can buy or pay even 25,000 per month.

      A SIMPLE HINT FOR FUTURE

      Advantage of small properties is that price fluctuation has minimum effect

      This is why I like halloki garden as only small cutting of 5 & 8 Marla

      ONLY THOSE PEOPLE WILL GET HIGH RETURNS WHO WILL INVEST FOR 2-3 YEARS LIKE 2020. I SEE PRICE FLUCTUATION IN SHORT TERM DUE TO MANY REASONS I WILL DISCUSS IN BLOGS SHORTLY

        Yesterday on 11-Mar-2017, there is protest made by affectees of DHA city Lahore in front of DHA head Office in phase 6 and same was covered by dawn news and City 42 TV channels.

        Please share the latest status of dha city, do DHA have intentions to deliver to general public or they want to deliver only to retired personnel of army.

        Please guide.

          this case is not short case as its decision will end all property scams in Pakistan
          just keep away from dha city Lahore
