  1. Bahria is a big fraud. If you want to dump your money in orchard phase 4, it is up to you. They have not delivered their previous projects in lahore yet and announced another one. Lolz

      Different people who are related to Bahria have told me that Bahria is very committed to Bahria Orchard Phase 4. They have already secured land and developments can be seen there. But like every project, I will say that only time will decide the fate of projects.

    TO EVERYONE’S SURPRISE, there are buyers who want to buy at HIGHER RATES AND AT ASKING PRICE of sellers in Gulshan e Maymar, and, Sadi Garden, Scheme 33 Karachi…..but……sellers are not ready to sell even at high price.

    IN GULSHAN E MAYMAR, KARACHI, there has been a price increase of 20% during the last one month till to-date

    Bahria Town Karachi, Precinct 16, 250 yard plot……own money was 20 lac a month ago….and as on today…..own money is 27 lac…..and both sale & purchase is going on…..price has increased and buyers are buying

    DHA PHASE 8 STAFF HOUSING…..Price of a 150 yard open plot was 260 lac before tax amnesty scheme. As on today it is 330 lac plus. Buyers want to buy but sellers are not ready to sell even at 330-lac

    GHAR47 predicted in their blog at the eve of Tax Amnesty Scheme that property price will be SKY HIGH if such Amnesty is approved and imposed. AND this is what is happening AT LEAST through out Karachi

      Situation is very different in Lahore and Islamabad
      People have definitely increased the asking price in Lahore and Islamabad but no major increase in sale volume.
      Even branded new projects in Lahore and Islamabad are unable to up lift property market in both cities as everyone was expecting.

      Hope so that coming weeks / months will be better.

          All three societies are great
          But in term of profit gains, Gulberg Residencia and Jinnah Harden are better as their prices are low and profit margins are high.

            Gulberg Greens is one of the most loved society in Islamabad. Prices are normal as compared to Bahria and DHA but location is marvelous just on Islamabad Expressway.

    I will advice buyer (not black money) kindly wait and keep patience. market must come down
    then you can use your money to buy and get benefit. it is not possible every time property and stock market will RISE.

    We deal in DHA Lahore
    Market is cooling like temperature. No big sale or purchase. But overall perception is good. DHA Lahore is firing Employees. Many hundred people have lost jobs. Some agents say that income of DHA has decreased. This is not good sign as many families have only income from property sector.

    I want government to take back all heavy taxes.

        Bahria have bad name in lahore due to GVR, GREEN VALLEY . SECTOR F, CIVIC COMMERCIAL and ring road issues. how do u see this new deal under this scenario

          Its true that Bahria Lahore have issues
          But due to good profits and price rise in Bahria Orchard Lahore previously, market sentiments are high for new launch of phase 4. Moreover we cannot see any other new investment deals in Lahore.
          Only time will tell the fate of Bahria Orchard Phase 4 Lahore.

            Do Bahria have land in hand for this phase 4 ? As fate of the project can be determine if the developer is having land in hand. If Bahria just want to play another trick to collect money from public and investors and invest the same money in Karachi then it will not help.

            Absence of new deals does-not meant that people / investor must dump their money and get robbed because market doesnot have new options.

      Market situation is same, sellers asking price is high but very few deals of less expensive properties are being matured.
